A Homeowner's Pre-Storm-Season Checklist for a Builder-Grade AC System
A DIY prep list for Pasco corridor homeowners heading into hurricane season, focused on a builder-installed system that hasn't been storm-hardened yet.
Check the Pad and Clear the Area
Walk out to your outdoor condenser and check that it's still sitting flat and secure on its pad, and that any tie-down straps or anchor brackets from the original installation are intact and not rusted through. Florida's sandy soil can let a pad settle or shift over a few years, which puts strain on the refrigerant lines running into the house. While you're out there, clear mulch, leaves, and any plants growing within two feet of the unit; loose debris around the base becomes wind-borne debris risk during a storm, on top of restricting normal airflow.
Test the Disconnect and Document the System
Locate your outdoor disconnect box, usually a small gray metal box mounted on the wall near the condenser, and confirm you know how to pull it in an emergency, along with which breaker in your panel controls the AC system. Photograph the data plate on the unit, the one with the model and serial number, and save it to your phone along with a photo of your panel's breaker labels. If the system is damaged in a storm, having that information ready speeds up both the insurance claim and getting a technician out with the right parts on the truck.
Check the Thermostat Battery and Know the Rule on the Disconnect
If your thermostat uses backup batteries, a lot of smart thermostats do even when hardwired, swap in a fresh set before storm season so a power blip doesn't wipe your schedule or leave the display dark. Never touch the outdoor disconnect box during or immediately after a lightning storm, even if the system is acting strange; wait until the weather has fully cleared and there's been no lightning in the area for at least 30 minutes. If the system won't restart after a storm and the disconnect and breaker both check out, that's the point to call a licensed pro rather than keep testing it yourself.
